London has long been an attractive investment prospect for overseas investors. The capital has a robust and resilient property market that remains an attractive option for those looking to buy into the European property market.
In this case study, we are looking at the situation of a High-Net-Worth foreign investor who wanted to purchase a buy-to-let property in London and the journey of securing the mortgage and loan they required.
Our client
Our client was a foreign national living in Hong Kong – click here for our services for Hong Kong residents. This individual was looking to purchase a property worth £1 million in London and required a loan-to-value of 65%. To add to the difficulties – the client was self-employed and paid himself only the necessary amount of funds each year.
Analysis of the client’s goals in buying a property in London was twofold. First, they wish to diversify their investments and move some of their funds out of the volatile Hong Kong market. Second, they believe that the London housing market is an attractive and stable investment opportunity.
Our solution
Our client reached out to Articus Finance to obtain the loan they needed. After careful consideration, we chose to approach a private bank with whom we have a longstanding relationship and that is willing to work with overseas clients. The bank was able to take a more holistic view of the client rather than a simple ‘black or white’ – which was needed when assessing income. Our relationship with the bank allowed for the process to be smooth and the broker to ensure as much work was taken off the clients table.
