Our client
Our client was a British national currently living and working in Hong Kong. They were looking to remortgage five commercial units they owned as investment properties.
The family had recently moved to Hong Kong to pursue work commitments. They bought five units in a retail park in South East London as a steady and reliable income for the next 10 years. Their aim was to release equity to allow them to buy property in Hong Kong. Unfortunately, due to the recent move, they had very little ‘guaranteed’ income to show apart from the security itself, which traditional banks would usually require. The clients were also looking for a 10-year fixed rate to coincide with the leases on the properties.
Our solution

As mentioned, the toughest part of this case was the fact that there was no other guaranteed income apart from the security. However, due to the length of the leases on the commercial buildings (10 years), we made the bank comfortable with waiving their usual criteria.
